Build process

At OKH we believe that our building process should be an easy-to-follow, transparent and enjoyable journey so that you know exactly what to expect and when. You will benefit from our years of experience as we guide you through the three main building stages – pre-site, construction & warranty.

  • New Home Selection

    Congratulations! This is the start of your journey with OKH. Let’s look at the best site options and start thinking about styling your dream home. Your first meeting is with one of our experienced Sales Consultants to complete a walkthrough, review inclusions and complete a preliminary siting and quote. You will then need to provide your Contract of Sale of land including a clear copy of your Plan of Subdivision, as well as proof of land ownership and funding details for construction.  Your Client Liaison Executive (CLE) will then contact you for an introduction and to book your tour of our award-winning Spectra Selection Centre. You will also meet with your Sales Consultant one more time to review your paperwork and finalise your facade selections, any floorplan optional upgrades and discuss any other requirements you may have

  • Color Selection

    Colour selection is one of the most exciting steps, where you will get to choose the styling of your home, both inside and out. Our Spectra Selection Centre is a showroom based at our head office where you work alongside your professional design consultant to choose the final products, colours, finishes, lighting and electrical for your new home. Your Client Liaison Executive will contact you to book a colour selection and tender meeting.

  • Tender

    This is when we prepare your tender to build, based on your sales quote, soil, survey and preliminary engineering (where applicable). It’s important to note that no further changes will be accepted after this point.

  • Contract

    At this step everything comes to life. We prepare the contract and drawings, order the six-star energy assessment and provide you with a HIA plain English contract to review and sign at an appointment with your Client Liaison Executive. You will also complete a Customer Experience & Satisfaction survey at this point, Please note: no further changes will be accepted after this stage.

  • Site Start Preparation

    Now that your contract has been signed off, there are a few steps to complete before your new home is ready for building. Including any permits (if applicable), loan approval and final construction drawings. Our experienced team will take you through these necessary steps and explain what’s required.

  • Site Start

    This is the official start of the construction process. We will send a letter confirming construction has commenced.

  • Base

    Base stage is the first major milestone in the construction of your new home, with the laying of your concrete slab. You will receive an introductory phone call from your site supervisor who will now be on-site for the duration of your build. You are invited to inspect this stage by appointment with your Construction Supervisor present prior to making your progress payment, providing your payment is received within 7 days of the invoice date.

  • Frame

    Your new home is taking shape. Framing carpenters erect the wall frames and the roof trusses. A qualified Building Surveyor will inspect your frame upon completion, you are also invited to inspect this stage by appointment with your Construction Supervisor present prior to making your progress payment, providing your payment is received within 7 days of the invoice date.

  • Lock-up

    During this step, the brickwork, roof tiles, external doors and windows are put in place. You are also invited to inspect this stage by appointment with your Construction Supervisor present prior to making your progress payment, providing your payment is received within 7 days of the invoice date.

  • Fixing

    Plaster is installed to the internal walls and ceilings. You will also see the installation of the skirting boards, architraves, internal doors and cabinets in the kitchen, ensuite, bathroom and powder room (if applicable). You are also invited to inspect this stage by appointment with your Construction Supervisor present prior to making your progress payment, providing your payment is received within 7 days of the invoice date.

  • Completion

    You are at the final stage in the completion of your new home. During this stage, you will see the painting and tiling completed. The electrical and plumbing done, stone bench tops (where applicable), door furniture, shower screens and mirrors are installed. Any external render (where applicable) will also be completed. Towards the end of this stage, your Construction Supervisor will arrange for your new home presentation and a settlement date will also be confirmed with you at this appointment. A thorough quality assurance inspection is conducted by a dedicated Quality Assurance Team, and the certificate of occupancy is issued.

  • Settlement

    Congratulations! Your new home has been completed and is ready for you to move in.

    On the day of settlement, you will meet your Construction Supervisor who will conduct an on-site handover. Appliances will be installed at an agreed time after settlement has taken place. You will need to meet with your Client Liaison Executive at Carlisle Homes’ head office to take ownership of the keys to your new home.

  • 100-Point Warranty Inspection

    Three months after settlement we carry out the Carlisle Homes 100-point Warranty Inspection. A qualified Warranty Inspector will make an appointment to visit your home to undertake an extensive 100-point inspection and address any concerns you may have.

  • Agreed works

    Should there be anything that needs touching up or repairing this is when we organise those works for you.

  • Completion of works

    All agreed works are completed and you will receive confirmation in writing
